Condominium fees at Ole vary depending on the location of the unit. There are 623 total units in Ole, 168 “quad” units enjoy private satellite pools. There are five satellite pools, four are shared by 40 units each and one is shared by 28 units. Quad properties are assessed slightly higher quarterly fees. Quarterly fees cover the insurance for the building (owners insure the content and interior of the unit), basic cable TV, water, sewer, trash pickup, external pest control, landscape maintenance and irrigation, street maintenance and lighting, management fees, reserves and the amenity center with resort style pool, bistro, gym, café/ice cream parlor.
Each unit also pays an annual Operation and Maintenance assessment, currently it is $797. This assessment is included in the annual real estate bill.
Flats offer 5 floor plans from 1,227 to 1,774 square feet Town Homes feature 9 floor plans from 1,459 to 2,084 square feet Casitas have six different floor plans from 1,531 to 2,080 square feet.
Ole units may be rented twelve times per year with a minimum rental term of 30 days. All leases must be approved by management company, which also provides renters with access to the amenities.
Ole is a pet-friendly neighborhood with plenty of walkways and waste disposal stations throughout the subdivision. Owners at Ole may keep no more than two commonly accepted household pets such as a dog or cat, not more than two caged birds, and reasonable numbers of tropical fish in a unit, subject to reasonable regulation by the Association. Pets are not permitted to be left unattended on a porch or veranda. All pets must always be carried or leashed when outside the unit and must be picked up after.
